Excellent location, large room, comfortable bed.
There's a fungus in the shower.

The owner of the hotel is unbelievable. He did not know what to do to help us with anything we needed while we stayed in his hotel. I would recommend this hotel anyone. Cleanliness was beyond great.
The only negative I can think of is that the room does not have much space to store your luggage while opened or bathroom supplies. I got over it quickly with the positive far outweighing the negative.

Wifi speed on our floor was very slow.

Fantastic location, wonderful service, beautifully decorated.
-
Excellent location for shopping around Piazza di Spagna, friendly staff and kitschy decorations.

This hotel is stunning - from a non-descript entry (to be fixed in September), once you emerge from the lift, you are transported into a sumptuous world of breathtaking design and style. Each suite is decorated differently - ours had crystal-embossed wallpaper, a round bed, and a chromotherapy shower, with steps up and then down into a spa-sized bath/ shower room, with lights that soothed you as they changed colour. The owner, Massimo, is justifiably proud of his emerging hotel (it only opened 6 months ago, with the 2nd floor about to open, and the lobby to commence shortly), as were we to stay there. He is a charming host, and bends over backwards to ensure his guests' stay is perfect, as does Sylvia, at the front desk. The hotel is spotlessly clean, and well located about 2 minutes from the Spanish Steps. Highly recommended!
Some minor attention to detail would make it perfect - the stylish free-standing basin had nowhere to put soap, the toiletries were mismatched and pedestrian, there were no wash cloths for your face, no storage space in the bathroom, and very little space for luggage. In spite of that, we would not hesitate to stay there again, as these were small issues in an overall wonderful stay.

The staff were exceptionally gracious and helpful. We were there with three teenagers, and they were made to feel welcome. There was a computer in the lobby for free internet use. The rooms were comfortable and extremely quiet. The breakfast room (although tiny) is lovely and service very good.
This is a new hotel that has essentially taken over part of an apartment building. When we were there, there was no first-floor lobby, and only a small lobby on the fourth floor, so there is hardly any open space for sitting, and no lounge or bar.

The people at the hotel were extremely friendly and very helpful, and i loved the location, and the fact that when you left the hotel you were within the main restaurant and shopping areas which were all top quality

The staff go out of their way to ensure you have a pleasant stay, although almost 'too much' ie shaking your hand to say hello every time you come back to the hotel after a day out etc... bit over the top... We did complain about our disappointment of the hotel (they advertise it as something its not according to our view) and the owner provided satisfactory compensation.
I have no idea how this hotel can have such good feedback when really its not a hotel yet! Its basically a apartment block which the owner is making into a hotel and its planned to be fully refurbished in 2-3 years!! At the moment you enter an apartment block, go into a absolutely tiny and old lift and enter the few rooms on the 4th floor which have been well designed into a trendy hotel but its far from worth the price they are charing at the moment! They charge you as if in it is the hotel it one day will be! The finish of the room is poor as few things fell apart when touched! (no joke!) shower head, table leg etc! Rooms are also very small and the breakfast is very limited (not even a toaster for the dry bread). No lobby, bar restaurant, room service either so you're either out and about or you're in your tiny room! I would say absolutely go there when this hotel is finished in 3 years but for now its a waste of your money and you can get a lot better for this price in Rome! (we checked out other hotels, luxury and on same street for about half price!) Dissapointing!

The manager (owner?) was fantastic!! He was extremely helpful and hospitable. He gave us all the info that was necessary to make sure we got the most out of our 2 day trip to Rome. The front desk and cleaning staff were really good too. I would highly recommend this hotel to anyone visiting rome.
Not a big deal... But the hotel isn't exactly a hotel... Yet. The owner currently possesses floors 2 and 4, which have been converted into a boutique styled hotel - however, from the outside it looks like an ordinary appt building, which threw me off a little in the beginning. But within 2 minutes of discussing with the manager, everything made sense - according to him, the conversion process will take another couple of years to complete. Since every room is different and is based on a unique theme, the end product surely will be unique. There is no construction noise or any discomfort at all. You simply do not get the feeling you're entering or staying at a hotel building.

Room deco
The fact that they charge as if they were a full functioning hotel when in reality the hotel is still half way under construction. The improvised breakfast room (as the breakfast itself), for example, is ridiculous. It does not make any sense to pay what we have paid for what we've got. Bad value for money!
